The proposed development covers approximately 12 hectares located in Erpel-Hinterheide, alongside the L253 near Asberg. The planned gross floor area (GFA) is approximately 116,500 m², with a total building volume of around 353,000 m³. The total investment volume is estimated at around EUR 450 million.
According to the current land-use plan, this area is designated for commercial purposes and will be developed through a zoning plan process.
Our forward-looking concept involves creating a CO₂-neutral technology park. Key features include the establishment of a solar park beneath existing overhead power lines. Additionally, we intend to integrate a previously planned wind power facility from 2016 in the nearby vicinity.
The primary focus of this development is research into renewable energies, conducted in collaboration with a prestigious university.
Preliminary discussions have already taken place with the Energy Authority of Rhineland-Palatinate regarding the refurbishment and sale of decommissioned wind power plants. These plants could potentially be transported via the Rhine River.
Another significant element of our sustainable concept includes the construction of a data center by an established provider.
The technology park will also benefit from cutting-edge infrastructure, including a 5G transmission tower conforming to Industry 2.0 standards, a hotel catering to business travelers and tourists, and workshops tailored to meet regional demand. Newly established companies will have ample opportunities for cooperation with both the technology park and the research center.
Plans include multifunctional office and industrial buildings, designed with careful landscaping by a renowned architectural firm to harmoniously integrate with the natural environment.
Excellent transport connections provided by the A3 motorway and the ICE railway line linking Frankfurt and Cologne further enhance the site’s attractiveness.
